Location Location LocationJust like any other investment, diversification is paramount – and that is certainly true of the residential property market. Many people choose to invest close to their own home but there is the risk that they already have exposure to their local market. Diversifying by investing in another city or area can help reduce that risk.

We conduct extensive market research to seek out areas (suburbs and streets) across New Zealand where we believe there is ongoing demand from tenants, as well as capital growth over a sustained period of time. We look to time these investments to take full advantage of market trends.

We usually look to invest in locations that – after all expenses (such as rates, insurance, interest, property management fees etc) – are as close to cashflow-neutral as possible.

Research AnalyseTo find the right places to invest, we draw on our 20 years of market research experience and use analysis techniques to find markets that are under value compared to historical norms – put simply we avoid markets that are over value.

Once a market presents itself as under value we work to understand the reasons why. Is it indeed an investment opportunity or are there hidden impacts and negative influences affecting it? The key is to seek long term value by understanding population changes, economic policies and infrastructure investment, and identifying ongoing and ideally growing demand for housing.

Getting The Right House

Getting the right houseOnce the right location has been agreed, the key to the next stage of the process is finding the right property in order to optimise the return on investment. It should, among many other considerations, be appealing to tenants, complement the portfolio of any other residential investments, have low maintenance costs and deliver the right yield.

By far, the most important of these is ensuring the home is appealing to those who rent it as they provide the valuable rental cash flow to offset the mortgage interest, rates, insurance etc.

It is a real focus for us at Captivate to ensure our homes are renovated by our team with the satisfaction of tenants in mind, thus ensuring you receive maximum rent and choice of the best occupants available who stay longer due to the high standard of renovation.

The Build Team

the build teamEvery renovation is undertaken as if the property were our own. We look at all the required deferred maintenance and provide you with a list of items that can either be completed prior to purchase as part of an agreed specification or can be replaced or upgraded in the medium/long term. Our clients are actively engaged in this part of the process, a part of the offering we believe builds trust and confidence.

The building team is led by George Gordon, a Certified Builder, who has been building new homes and alterations in Australasia for more than 35 years. George’s background, skills and experience ensure that our renovations are of the highest standard.
